You might think you know the Hollywood Hills, but there's more to it than winding streets and private estates. There's views and there's value, together. You just have to know where to look.
One of the best-kept secrets in Los Angeles luxury real estate is the small community of Mount Olympus-between Crescent Heights and Nichols Canyon in the hills above Sunset Boulevard.
But it's heating up.
For one, it would be hard to find a better combination of seclusion, views, location and value.
"If you want a house in the hills with a view, but you can't afford $5 million and up, you can come to Mount Olympus, where we have homes starting at two and three million" says Kyle Giese, Mercer Vine co-founder.
On top of that, it's mere minutes to the Chateau Marmont and Sunset Strip, says Lisa Optican, Mercer Vine estate agent, who represents the seller of 7820 Electra Drive.
"You can get to Hollywood, Downtown or the Valley within minutes," Lisa says. "You really are in the heart of Hollywood but you don't have to go all the way up and far away into the hills, and deal with all the traffic."
Homes in Mount Olympus are a mix of new construction and remodels-about 20 percent new construction and 80 percent remodels. In other Hollywood Hills neighborhoods, those numbers are usually reversed, says Kyle.
"You're starting to see some developers move in and build beautiful modern homes, but the listings we have in Mount Olympus right now are all stunning remodels," Kyle says. "It's a great way to get in the home much faster."
Beyond that, it's the little things that make Mount Olympus that much more attractive to buyers. The street names, like Apollo, Achilles, Hercules and Jupiter, are endearing. And...
"The streets are wide and smooth, and there are sidewalks, which is rare in the hills," Lisa says. "All of the utilities are underground, so there are no poles and no wires. People are out walking around. It really feels like a neighborhood."
